Beautiful British Columbia: A desirable housing market, tougher affordability.

British Columbia's housing market activity continued its cooling trend in May 2025, with a 10% decline in average home sales compared to last May. Most of BC's main centres recorded a dip in home sales, ranging from 35.3% to 2.3%, with a few seeing slight increases, from 1.5% in Victoria to 1% on Vancouver Island.

New listings in the province were divided. Those that gained listings were Chilliwack (14.8%), followed by Greater Vancouver (5.5%), Victoria (3.2%), Vancouver Island (1.2%) and Kamloops (0.2%). On the other side of the fence, Fraser Valley listings were down by 9.2%, Northern BC by 4.8%, Kelowna by 4.5%, and Kootenay by 1.7%.

BC remains a buyer's market in May, with a 39% SNLR (sales-to-new-listings ratio) β€” a 6% decline from the same month last year. Regions such as the GVA, Fraser Valley, and Kelowna are the province's outlier buyer's markets, with the Kootenay region continuing as a seller's market outlier, boasting a 60% SNLR.

Thanks to an increase in available homes and a decline in demand, the average BC home price decreased by 4.4% year-over-year to $941,284. A few areas experienced home price growth, such as Northern BC, Kelowna, Vancouver Island, and Kamloops, ranging from +6.8% to +1.3%.

Housing starts across BC dipped by 30% compared to last month, ranging from 75% in Vancouver to 12% in Nanaimo. Abbotsford posted a considerable rise in starts, up 87%.

Home buyers remain cautious amid U.S. tariff turmoil, concerned about financial outcomes, likely waiting longer to see what happens with interest rates and the economy before considering a housing move.
