Depending on what we are helping you with (purchase / refinance / renewal), we may require all or some (but most of) the following documentation to complete your mortgage:

Income Documents

If you are an Employee:

  • Letter of Employment
    Dated within 60 days.
  • Paystub
    Dated within 30 days.

If your income is variable we will also need:

  • 2018 / 2019 T4
    If pay is hourly, bonused, commissioned, or overtime.

If you are sole proprietor of your own business:

  • Notice of Assessment
    2018 / 2019 - Summary of your received Tax Return.
  • T1 General
    2018/2019 - General tax return tax form.
  • Statement of Business Activities
    2018/2019 - T2125 tax form.
  • Confirmation of payment
    If any taxes are owing, please provide confirmation of payment.

If you own a business and have a corporation:

  • Notice of Assessment
    2018 / 2019 - Summary of your received Tax Return.
  • T1 General
    2018/2019 - General tax return tax form.
  • 2 Years of financial
    Prepared by an accountant
Down Payment Documents

  • 90-day account history
    Bank account(s) where the down payment will be drawn from.

*Please make sure your name and account number are clearly identified on history.

**Large deposits will always need a history of 90 days. It would be best to leave the money where it is instead of moving it from account to account.

  • Accepted Offer to Purchase
    Of the property you are purchasing.
  • MLS Listing - PDF
    Property details; your realtor can provide this.
  • Lease
    If applicable.
  • Confirmation of Condo Fees
    If applicable.
Your Banking Info
  • VOID Cheque
    Or Pre-Authorized Debit Form.
