Beautiful British Columbia: A desirable housing market, improving affordability?

In August 2026, BC average home sales fell 4.7% year over year as more buyers pulled back amid economic volatility and lower inventory. Almost all centres posted sales drops. Okanagan-Mainline recorded the steepest decline at 19.1%, followed by Chilliwack and Vancouver Island. Victoria was the outlier, reporting a sales gain of 12.8%.

The provincial home price remained unchanged, standing at $926,375. Most centres recorded slight price declines, ranging from -5.4% to -0.8%. Kootenay, Victoria, and Chilliwack saw price increases, ranging from +14.8% to +1%.

New listings fell across most centres compared to last year as sellers also pulled back. Chilliwack posted the largest decrease in listings at 21.4%, while Victoria and Vancouver Island saw new listings rise.

Overall, the province was a balanced market, with a 50% SNLR (sales-to-new-listings ratio), up 2.4% year over year — tightening slightly in response to reduced inventory, despite the sales decline.

Most of BC's housing markets remain softer than those in other provinces (Ontario is another exception), with price declines likely still a repercussion of the province's loftier price ceiling. Experts were optimistic that signs of housing recovery were emerging after last year's cooling — but an escalating U.S. trade war and sustained higher oil prices are softening outlooks again for this year.
