Ontario's housing market is trying to recover — but affordability remains a challenge.

In August 2026, Ontario's housing market continued to slow, with average home sales down 6% compared to this time last year. Almost all centres saw price declines, with Ottawa (-19.3%) and London (-14.6%) leading the drop; Kingston saw no price change.

Ontario's average home price dropped 1.7% year over year to $788,835. Half of the centres reported increases, ranging from +3.6% in Sudbury to +0.1% in Windsor. London saw the highest decrease in home prices at -9.2%, followed by Barrie, Hamilton, the Greater Toronto Area (GTA), and Kitchener.

New listings were also down in most Ontario centres compared to August last year. St. Catharines saw the steepest decline (-17.5%), with Hamilton (-15.2%) and the GTA (-14.1%) also seeing listings drop substantially. Sudbury saw a rise of +16.4, followed by Kingston and London.

Overall, the province remains a buyer's market, with the SNLR (sales-to-new-listings ratio) at 44%.

Ontario continues to face a U.S. tariff storm, as household budgets are further eroded by higher oil and gas prices seeping into everyday prices across the province. Despite earlier signs of a housing recovery, conditions are conspiring to keep markets sluggish as year-end approaches.
