In August 2026, Alberta's average home sales continued to decline, this time down 11.5% year over year. Almost all centres posted sales drops, with Grande Prairie seeing the steepest drop of 21.7%. Fort McMurray was the only centre to log a sales increase.
Despite slowing provincial sales, a decline in inventory meant some submarkets are still favouring sellers, pushing the average home price up 3.8% to $519,845 compared to last August. Most centres saw price gains, except for Medicine Hat, which posted an average price drop of 1.4%.
New listings dropped on average as sellers pulled back amid slowing sales. Medicine Hat reported an increase, but the other centres saw declines ranging from -14.9% to -1.7%.
Overall, the province slid into a balanced market, with an SNLR (sales-to-new-listings ratio) of 58%, down 4.3% from August last year.
The national slowdown in immigration, along with rising consumer costs and increasing economic uncertainty amid aggressive U.S. policies, likely contributed to Alberta's decline in demand.
