Alberta is apparently Strong and Free — but not its housing markets.

In June 2026, Alberta's average home sales remained on a downward trend, decreasing by -2.6% year over year, mostly weighed down by larger decreases in both Calgary (-4%) and Edmonton (-4%). Other centres posted gains, with Medicine Hat and Fort McMurray topping the list.

Despite the provincial sales slowdown, a slight increase in new listings saw some submarkets still favouring sellers, pushing the average home price up 2.8% to $537,505 compared to last June. Central AB was the exception, which saw a slight dip in home prices.

New listings grew on average, likely a result of warmer weather and falling oil prices. Grande Prairie and Medicine Hat recorded the highest new-listing gains at 20.8% and 17.7%, respectively, while the rest of the centres posted moderate increases ranging from 4.8% to 3.8%. Calgary and Central AB dropped 6% from the same month last year. 

Overall, the province registered in sellers market territory, with an SNLR (sales-to-listings ratio) of 62% — but still down 1.7% from the same month last year. 

The national slowdown in immigration is likely a factor in Alberta's decline in demand, alongside higher everyday prices and economic uncertainty.
