Alberta's new motto is Strong and Free. Its housing markets? Not as much.

In July 2026, Alberta's average home sales continued their downward slide, this time down 9.6% year over year. Central Alberta (-18.9%), Lethbridge (-16.4%) and Edmonton (-10.8%) saw larger declines. Only Fort McMurray's home sales posted a gain of 18.1%.

Despite slowing provincial sales, a decline in inventory kept some submarkets favouring sellers, pushing the average home price up 2.7% to $515,740 compared to last July — all centres recorded price increases. 

New listings declined on average, likely due to slower immigration and a slower pace of new listings than last year. Grande Prairie recorded modest new-listing gains of 5.1%. The rest of the centres posted slight increases ranging from 0.6% to 1.5%. Calgary's listings dropped by 10.9%.

Overall, the province still sits in seller's market territory, with an SNLR (sales-to-listings ratio) of 60% — though easing 2.9% from last July.

The national slowdown in immigration and higher energy prices likely contributed to Alberta's decline in demand, along with higher everyday prices and increasing economic uncertainty amid aggressive U.S. policies.
