For Alberta, 2023 offered the 3rd best sales on record (behind 2021 and 2022). Attracting newcomers and inter-provincial job seekers with higher-value homes and a solid economy, Calgary and Edmonton became national hot spots. Demand has cooled, but this province is likely to continue stronger housing activity based on its growing population.
The Q4 2023 average sale price in the province was up 0.7% to $450,704. Calgary saw a 10% sales decline from last year, yet the average sales price increased 3.7% to $551,420. Edmonton sales also declined 8.4%, with the average sales price declining 3.6% to 385,334.
Despite an uptick in listings across many Alberta centres (like Edmonton, Calgary, Central AB and Medicine Hat), higher demand placed home prices under pressure. Central AB saw the biggest price leap of 18% year-over-year. Average sale prices declined in Grande Prairie and Fort McMurray. Spring of 2024 looks to heat back up, especially if interest rates finally begin to drop.
