Canada's Housing Markets: Activity showing signs of recovery.

May 2025 offered a glimmer of improvement for the Canadian housing market, recording the first monthly increase in home sales since November 2024, up 3.6% from April 2025. Compared to last year, sales were still 0.5% lower, mainly due to ongoing tariff and inflation pressures affecting both homebuyers and sellers.

Most major Canadian centres shared in the year-over-year home sales growth data, ranging from +14.9% to +1.5%, except for sales declines seen in Calgary (-14%), GVA (-13.9%), and the GTA (-7.7%).

Additionally, compared to last year, new listings increased overall, maintaining a balanced Canadian housing market with a sales-to-new-listings ratio (SNLR) of 47%. The centres posting the highest rises were the GTA (19.8%), Halifax (17.6%), Calgary (16.7%), Ottawa (15.8%), and Montreal (12.4%).

Weaker demand in many Canadian markets, however, resulted in a 1.9% drop in the national home price average to $667,604. Greater Vancouver and Greater Toronto led the decrease, with home price drops of 5.8% and 3.9%, respectively, which are more pronounced due to their more expensive markets (the higher they are, the further they fall). Victoria also joined the drop, down slightly by 0.5%. On the gain side, centres such as Quebec City, Montreal, Winnipeg, Calgary, Halifax, and Ottawa recorded home price increases ranging from 15% to 4.8%.

Many Canadians are waiting for the trade dust to settle before making significant decisions about buying or selling a home. The Bank of Canada is closely monitoring the ongoing economic turmoil and inflationary pressures as it considers whether to continue its rate pause or resume rate cuts. Are rates done their drop?
