Canadian housing markets have been affected by U.S. trade disruptions and a rapid decline in immigration, contributing to volatility and a slowdown in markets across many centres early in 2026. National housing activity remained sluggish at the start of the new year, largely due to weakening conditions in the least home-affordable provinces of British Columbia and Ontario. The slowdown also appears to be influenced by consecutive winter storms that disrupted market activity across several regions.
In January 2026, national average home sales declined by 12.5% from a year earlier. Nearly all major centres across the country reported decreases in sales, with Ottawa being the only market to post a modest gain.
The slower activity also contributed to a 2.5% decline in the national average home price, which fell to $671,920 year over year. While several centres recorded small price increases, declines in the GTA, Ottawa, and Halifax weighed on the national average.
New listings presented a mixed picture nationwide, with Ottawa recording the highest increase and the GTA recording the largest decrease. Overall, Canada remained in a balanced market at a 45% SNLR. Victoria joined the GTA and GVA to record a buyer's market, while Montreal aligned with Calgary and Ottawa in a balanced market. Quebec City, Winnipeg, and Halifax remained in a seller's market.
