In January 2026, BC average home sales declined by 19.4%Â year over year, primarily due to tariff uncertainty and a significant reduction in immigration, which reduced housing demand. The downturn was led mainly by Kamloops, Chilliwack, the Greater Vancouver Area (GVA), Kootenay, and Fraser Valley, while Northern BC was the only centre to record a sales gain.Â
The average provincial home price also decreased by 1.6% to $947,416, dragged by Kootenay, Fraser Valley, and Vancouver Island. Some BC centres saw price increases, from +12.1% in Chilliwack to +0.2% in Kelowna.
New listings also dropped in most centres compared to January 2025, with many sellers likely waiting for a warmer market and better price for their home.Â
Chilliwack posted the steepest drop at -23.4% while Kootenay and Victoria saw gains. Overall, the province shifted more sharply into a buyer's market, with a 35% SNLR (sales-to-listings ratio), down 5% year over year. Two centres logged in a balanced market, Kootenay and Vancouver Island, with only one seller's market outlier: Northern BC.
In BC's larger centres, multi-family housing starts were up 48% year over year, while single-detached starts increased 5%.
Real estate experts are hoping to see activity improvement as spring approaches, though many home-buying and selling decisions are likely to hinge on how BC residents feel about U.S. trade and the Canadian economy.
