Ontario's housing market is being weighed down by economic uncertainty due to the U.S. trade war, with an average decline of 17.5% in April 2025 home sales compared to the same month last year. The main centres recorded huge dips ranging from 59% in Barrie to 0.7% in Ottawa. Compared to the 10-year monthly average, sales are behind by 31%.
The provincial average of new listings increased slightly by 4% year-over-year. Active listings are still up by 29%, largely a reflection of the drastic state of last year's inventory. Listings increased in the GTA, Hamilton, Windsor, KW, and Ottawa centres, ranging from 17.1% to 5.8%. On the 'decline' side, listings for Barrie, St. Catharines, Sudbury, Kingston, and London lagged by 50.5% to 3.1%.
Ontario, once a strong seller's playground replete with bidding wars and over-asking sales prices, has seen its activity evolve into a full buyer's market, characterized by a notably low 34.4% SNLR (sales-to-new-listings ratio) — an 8.8% year-over-year decline. Sudbury is the sole seller's market outlier, with a 65% SNLR.
Weaker housing demand has led to a 4.9% decline in Ontario's average home price to $823,895. A few centres saw home price gains, including Barrie with a 5.4% increase, and St. Catharines, Sudbury, Windsor, and London, all in the +3% range. A majority of Ontario centres experienced a decline in house prices, ranging from 5.7% in Kingston to 0.1% in Ottawa.
Despite home price declines in some areas and lower interest rates compared to 2024, house affordability in this popular province remains a challenge, particularly for first-time home buyers. Will trade disruption uncertainty continue to suppress Ontario housing markets this summer?
