In March 2025, national average home sales saw a decline for the third month in a row, this time by 4.8%, marking the lowest March sales reading since 2009. Year over year, the slide registered at 12.2% as tariff uncertainty plagued home buyers and sellers.
Compared to March 2024, the Canadian centres seeing the most significant plunge in March 2025 home sales were the GTA (-27.2%), Calgary (-21.3%), the GVA (-20.2%), and Ottawa (-14.2%). Montreal rose to the top with an 8.8% home sale increase, while Quebec City and Winnipeg barely hung in with a gain of 0.6% and 0.3%.
New listings climbed nationally by 3%, keeping Canadian housing markets balanced at a 46% SNLR (sales-to-new-listings ratio). Out of all the major centres in the country, only Ottawa registered a listings drop of 0.9% year-over-year, while Calgary, GTA, GVA and Montreal saw significant gains, ranging from 32.7% to 12.3%; increases in Quebec City of 7.4% and Winnipeg of 7.5% stood out.
The cooling demand in many Canadian markets brought the national home price down by 3.5% to $655,539, led by the larger markets of Greater Toronto and Greater Vancouver. Home affordability is still a challenge for these expensive areas, despite average home price decreases of 2.3% and 5.3%, respectively. On the flip demand side, other main centres, such as Quebec City, Winnipeg, Montreal and Calgary, recorded price gains ranging from 13.4% to 5.8%.
Many Canadians are being financially cautious, patiently waiting for the trade dust to settle before jumping back into significant homeownership decisions. The Bank of Canada is closely monitoring the ongoing economic turmoil and inflationary pressures as it prepares for its next interest rate decision in June 2025.
