The Canadian housing market experienced a brighter July 2025, with a 3.8% month-to-month increase in average home sales compared to June. Despite rising unemployment rates and inflation pressures affecting Canadians, the housing market activity showed some recovery in a year impacted by trade disruption.
National average home sales were up by 6.4% compared to last July. GTA had the biggest sales gain, with a year-over-year increase of 11.1%, followed by Montreal (9.9%), Quebec City (9.4%), Winnipeg (7.6%), Ottawa (6%), and Victoria (4.9%). On the flip side, Calgary was down by 10.1%. (somewhat skewed due to the hot activity last year), followed by Halifax at -3.8%, and the GVA at -2.4%.
A rise in demand in many Canadian markets resulted in a 0.3% increase in the national home price average to $687,016. Quebec City led the increase, with a robust 15.4%, while other centres posted notable growth, ranging from 7.1% in Montreal to 1.2% in Calgary. The centres recording a home price drop were GTA (-5.2%), GVA (-3.8%) and Victoria (-1.1%),
New listings modestly improved across Canadian housing markets, and Ottawa led the way with 13.1% growth. The inventory increases, measured against more demand, raised the national average SNLR by 1% to 52% compared to the previous year, leaving a still-balanced Canadian housing market. The centres posting the highest SNLRs — seller's markets — were Quebec City (91%), Halifax (72%) and Winnipeg (71%). The lowest SNLRs were the GTA (Greater Toronto Area) at 38%, a strong buyer's market, and GVA (Greater Vancouver Area) at 40%, a balanced market.
Many Canadians are still waiting for the trade dust to settle before making significant decisions about buying or selling a home — though a recent Bank of Canada rate drop may spark some momentum.
