Beneath Living Skies, housing markets remain cool.

In March 2026, Saskatchewan's average provincial home sales were down 4.7% year over year — though the decline was largely due to last year's record March numbers. Swift Current, Prince Albert, and Yorkton were the centres that posted sales gains.

The province's average home price was up by 5.8% year over year to $355,964. Moose Jaw led the increase, followed by Saskatoon and Prince Albert. On the decline side, Yorkton has the largest price drop of 16.8%, followed by Swift Current (-7.3%) and Regina (-3.7%). 

New listings were down across most of the province, keeping it in a seller's market with a 72% SNLR (sales-to-new-listings ratio) — unchanged compared to March 2025. Battlefords was the only centre reporting balanced market conditions.

Much of Saskatchewan has lower average home prices than the more expensive Canadian markets east and west, offering home buyers better affordability for those seeking good value.
