Beneath Living Skies, housing markets are showing more life.

In April 2025, Saskatchewan experienced its first dip in the provincial housing market, logging an 11.9% decrease in home sales compared to the same month in 2024.

Centres pulling down the sales numbers included Moose Jaw (-21.5%), Saskatoon (-17.6%), Regina (-15.5%), and Prince Albert (-8.1%). Some SK centres escaped the decline, as Swift Current, Yorkton, and Battlefords saw increases ranging from 28.2% to 1.5%.

Despite the sales drop, SK's average home price continued an upward trend, rising year-over-year by 5.9% to $333,577. Saskatoon, Regina, Yorkton, Swift Current, Battlefords and Moose Jaw led the price gains, ranging from 9.9% to 0.5%. Only Prince Albert notched a 6.8% price drop.

New listings for the province overall decreased in April. Leading the decline were Yorkton, down 15.4%, and Regina, down 7.2%. Prince Albert home prices remained flat.

Slightly affected by the decrease in demand, the province's April SNLR (sales-to-new-listings ratio) dipped to 68% (from 75%), remaining a seller's market.

Saskatchewan's main centres boast noteworthy home affordability compared to more expensive markets, such as Vancouver and Toronto (and even Calgary).

Economic and financial uncertainty amid the current U.S. trade war is sidelining more home-buying and selling decisions. If interest rates decrease, will that encourage more engagement in the province's housing market this summer?
