In February 2026, Alberta's average home sales cooled by 8.4% year over year. Most of the centres contributed to the decrease in home sales, with Grande Prairie and Edmonton leading the way. Medicine Hat, Central AB, and Lethbridge went against the grain with home sale increases ranging from 3.2% to 7.3%.
Despite a drop in sales and a rise in new listings in most major AB centres, the provincial average home price still rose 2.4% to $517,713 compared to February 2025, likely due to local competition outweighing the overall economic market mood. Canada's population declined in 2025 (for the first time), but Alberta continues to attract more immigrants and emigrants than other Canadian provinces.
New listings were a mixed bag across Alberta, with Edmonton showing the largest year-over-year increase of 9.6%, while Grande Prairie experienced the steepest drop of 21%.
Overall, the province moved into a balanced market with an SNLR (sales-to-listings ratio) of 59% — down 8% from the same month last year. That distinction is only because of the larger centres of Calgary and Edmonton, as the rest of the AB centre stats still show them as seller's markets, with Medicine Hat showing as the strongest.
