In March 2026, Alberta's average home sales cooled again — this time by 14.5% year over year. All centres experienced a decline, with Medicine Hat (-21.4%) and Lethbridge (-21%) the steepest, while the rest of the centres ranged from -16.6% to -4.5%.
Despite the significant sales slowdown, a drop in new listings saw submarkets still favouring sellers, pushing the provincial average home price up 1.4% to $517,713 compared to last March. Medicine Hat was the exception, which saw a slight price dip.
For the new listings decline, Fort McMurray had the steepest year-over-year decrease of 24%, while Edmonton recorded a 1.2% decline.
Overall, the province is in a balanced market with an SNLR (sales-to-listings ratio) of 59% — down 4% from the same month last year. That market distinction is large due to the influence of the larger centres, Calgary and Edmonton, as the rest of the AB stats still show as seller's markets, with Grande Prairie the strongest with a 73% SNLR.
